      In any real estate transaction, there will be a buyer and seller. Typically, each party is represented by a professional, a real estate agent, who has passed state-certified schooling required to hold an official Brokers License. This agent should:

      • 2. Be knowledgeable of property in that specific locale, and a history of satisfied clients in their company.
      • 3. Always keep private your personal situation & motivations for the transaction.
      • 4. Have Integrity of Word, Insight in Real Estate Transactions, & Proficiency and Experience with Real Estate.

      After choosing an agent, NC Law requires that the agent sign certain forms with the party they are representing for responsibility and accountability. These forms are provided by the state of NC. Some agencies will use other forms in addition. Some of the forms you'll see are located in the list above.

      Buyers

      As a Buyer of property, you're going to be the one initiating a negotiation with a seller. The agents job is to help with this, by instruction, answering questions, filling in contracts and explaining their details. Candy will also handle communication with the Sellers Agent, who speaks with and passes information to the Sellers. When working with agents, it is normal for the sellers and buyers to have minimal contact with each other as the agents are the liaisons for the process of communication.

      Once this process is begun, the buyers and sellers will negotiate terms like clarifying what's included in the property, pricing, inspections to include, home warranty, dates for completion and move-in dates. Candy will instruct and use her expertise to ensure the best buying situation for you getting the most value for you. Once agreed upon, Candy will cause the process to happen with "Time Being of the Essence". Property inspections, research, finding an attorney and mortgage assistance, passing of forms and contracts, visits to the property, and many other things are offered as standard when Candy Butner is your agent.
